Time is up ASBESTOS
The deadline for asbestos assessments and inventories was 31 May 2022. According to Asbestos Consultancy in Cape Town, Ingozi, building owners need to identify asbestos on their building. They should, therefore, employ the services of a competent person to do an assessment of asbestos and draft an asbestos inventory.
What is an Asbestos Risk Assessment
An asbestos risk assessment is an assessment of all asbestos on a building. Therefore, building owners must, as far as is reasonably practicable, immediately employ a competent person to do this and then every 24 months
Asbestos Management Plan
This is a procedure followed by a plan to phase out all materials containing asbestos. This must be done every 8 years.
Building owners need not worry. The assessment can be done. The asbestos abatement regulations state owners must use a “competent person” to do this. This person must identify asbestos.
It was banned in South Africa in 2008, so homes or buildings built before 2008 would, maybe, have asbestos in it.
The Regulations – “a competent person is a person with the knowledge, training, experience and qualifications specific to asbestos work. Provided that, where qualifications and training are registered in terms of the National Qualifications Framework Act, 2008 (Act No. 67 of 2008), those qualifications and training must be regarded as required; and is familiar with the Act and applicable to the Act.”
Where do you find asbestos?
On roofs and was used for gutters and downpipes, water tanks, heating and insulation. Owners must check roofs and structures.
Ingozi advises owners:
- firstly, do not damage asbestos in a good condition
- secondly, ask experts if asbestos is damaged on your building
- thirdly, be careful if touching or handling damaged asbestos
- finally, use a registered asbestos contractor for advice
